Sourcing private notes is the biggest hurdle for new note investors. Since 1996, I’ve learned one trick consistently delivers: buying targeted note holder lists from reputable sources. In 2025, with foreclosures up 8% and interest rates at 4.25%–4.50%, this method unlocks deals for beginners and pros. Here’s how.
First, understand note holder lists. These databases list private note holders—like someone who sold a property and took back a $50,000 mortgage. Noteinvestors.com provides verified lists with names, contact info, and note details. A $100–$500 list saves weeks compared to public records or small banks. For zero-capital beginners, lists are your entry to brokering fees.
Second, choose quality. Noteinvestors.com offers updated, targeted lists. In 2010, I bought a $300 junk list—half the contacts were useless. Stick with proven providers. A good list has 500+ names, filterable by state or note type. Cross-check with county records if needed.
Third, work the list smartly. Direct mail or calls outperform mass emails. My February 18, 2025, X thread detailed a mailer that got a 2% response rate. A 1,000-name list might yield 10 leads, one becoming a $50,000 note with a $2,500 fee. Follow up persistently but professionally.
In 2019, I used a $200 noteinvestors.com list to find a Florida retiree with a $60,000 note. She needed cash for her grandkid’s college. I connected her with a private investor from Jon Richards’ networking tips—see my May 18, 2025, thread. The deal closed in three weeks, earning me a $5,000 fee. Lists work if you do.
Fourth, qualify leads fast. Ask about note balance, interest rate, and payment history. Focus on performing, first-position notes in 2025; they’re easier to broker. Pitch to funders using our note program. No buyers? My program shows how to find them.
Fifth, stay legal. Check local brokering regulations—some states require licenses. Use a simple fee contract. My note broker program will walk you through the entire process.. Got $5,000? Buy a small note directly or partner with a buyer for a joint venture.
