When you talk with a noteholder during the lead qualification process, as you ask the questions on the “intake sheet” (that you get with the Elite program), try to always ask them to FAX you a copy of the supporting note or settlement documents (we “walk” our Elite members through this process so there’s no guesswork involved); then match that information up (compare it) against the verbal information on the intake sheet that you took down over the phone to make sure it all jibes.
(Serious sellers will get you those copies– the attorney or title company who handled their original closing will have those docs if the caller does not have them).
Asking for these document copies also weeds out callers who are not serious or “just shopping it”.
Make sure everything matches up and all looks legit. NOW you have a well-qualified lead and excellent potential for a payday.
